How to Manage Overdue Condo Fees
- 1). Address the issue of overdue fees as soon as possible. Don't let them linger. Within days, you need to be taking action.
- 2). Contact those that have overdue condo fees and remind them that the agreement they signed upon moving in requires them to pay fees by a certain date. Be firm and don't make exceptions.
- 3). Let the tenants with overdue fees know that you'll be forced to involve the condo board or if necessary, a lawyer if the fees aren't paid.
- 4). File a lien with your county. This will notify the homeowner that legal action is being taken. A lien lets the homeowner know that their property will be foreclosed on if they don't pay their overdue fees. It also helps establish a time-frame for the overdue fees if you have to take them to court.
- 5). Seek help from a lawyer if the tenant refuses to pay. If the amount is small, you may also be able to take the tenant to small claims court. All states are different, so contact your local small claims court for more information.
